Do I need a lawyer to buy a house if I already have a real estate agent?

We are first-time buyers and have an agent. A friend said we should also hire a lawyer to review the contract. Is that necessary, or is it extra cost for nothing?

It depends partly on where you are. Some places require a lawyer to handle the closing; in others, it is common to close without one. Either way, agents and lawyers do different jobs: the agent helps you find and negotiate the property, while a lawyer advises on your legal rights and obligations under the contract.

A lawyer is especially useful for contingencies (inspection, financing, appraisal), title problems, unusual easements, homeowners’ association rules, or a “for sale by owner” deal.

Ask for a flat fee quote for contract review and closing so you can compare the cost against the size of the purchase.

This is general information, not legal advice — speak to a licensed lawyer about your situation.
