What does a title search find, and do I need title insurance?

Our lender requires title insurance but it is optional for us as owners. What problems could a title search miss, and is owner’s coverage worth it?

A title search reviews public records for the property: past transfers, mortgages, liens, judgments, easements and restrictions. It helps confirm the seller can transfer clear ownership.

Searches can still miss things, such as forged documents, recording errors, undisclosed heirs, or unrecorded claims. Lender’s title insurance protects the lender only. Owner’s title insurance protects your ownership interest, usually for a one-time premium at closing.

Whether it is worth it is a personal decision, but read the policy exceptions so you know what is not covered.
